Which would you choose?
Buy a condo that you can afford by yourself that is just so-so, not awesome but still pretty ok ...
or get a condo that is the SHIT, and is a fantastic deal on top of that. but you'd have to rent out a room to a roommate (possibly one that you do not know and found on craigslist).

Maybe split the difference and buy a slightly nicer one that would make things a little tight financially if you had to do it alone, then get a roommate. That way, if someone flakes on you or you have to boot them, you won't be underwater and desperate to make another bad roommate choice.

That was my first reaction, too!
However, considering that it's me, and that i have a "knack" for getting rid of folks,
i'd go with the roommate, save enough to afford to pay for the place for 3 months, withOUT any help (just in case), and start interviewing peeps.
On the off-chance that you are MUCH more agreeable in person than you are here,
i imagine it could be a BLAST, with the right roommate!

I'm going with by myself. I don't really want to go back to living with roommates. Having company over whenever you want is nice as is walking around naked as you please.

advice - get one by yourself if you're not interested in investment. If you're trying to have someone pay your mortgage get a bigger one.

they're giving me a downpayment (which they are able to do b/c they got a settlement from a nasty car accident they were in about 4 years ago... not that it matters). beyond that i'm making the monthly payments after. so yes, and no. i wouldn't be able to afford it otherwise.

you know how my last roomie situation worked out. actually, maybe you don't know the whole story to current: she still hasn't contacted me other than to say rude things about me on facebook. i love that facebook is now her only way to get at me. i definitely win. plus, she is insisting in phone calls to mutual friends three things specifically: 1. that she has paid back the money she owed me and my parents (nope), 2. she's paid my landlord what she owes him for the smashed kitchen and living room picture windows (nope), and i have dishonored her as a friend by being upset with her over any of this bullshit mess she left me with. wait a second, really? i also just totaled up the back bills from the apartment expenses that i paid for entirely after letting them run late already waiting for her money, and paying them in recent weeks just to get it over with and move on.

but i have a great great new roommate, and so far things are better than ever. how can you say what's better? if it were me, i think i'd buy a 2bdrm if it's nice and as easily flippable as you can get these days, and get a roommate. just don't pick a friend who has a "wild side" is all i can say.

When I was in high school we had this abandoned shack nearby our property that the local police were always driving by casing it because everyone in the neighborhood knew it as the "crack shack" where my step brother and all his friends sold weed and smoked after/during school. The kind of people moving in and out of that place looked like an Insane Clown Posse concert. God only knows what happened in there, and hopefully the place got burned to the ground. At one point my brother actually rigged up cable lines and build furniture/cabinets in there, it was like a fucked up junkie hangout made by someone with a rote understanding of woodworking but who fucked up all his corners because he was high the whole time.
