...if you wanna rock and roll...

1200 square feet of asphalt shingle removed and replaced.
2500 square feet of aluminum siding removed and replaced with vinyl.
600 square feet of drywall installed and finished.
4 windows replaced.
2300 miles round trip to Ft Worth for a small contract.

All in 11 days.

There will be no foreclosure. I'm tired.

can you renegotiate a lower rate now? anything over 5% in the states right now is robbery

Working on that as well.

This was a difficult decision to make and though I scraped in $14K+ in less than 2 weeks, and still have work to do, no money has changed hands. Yet.

I compare it to this: I bought a 1976 Ford Pinto on credit for $60,000.00 when it was a viable commodity. Now it's no longer viable, is worth $1,200.00 and I still have to make payments on it. But it is my home. So for now I'm hanging in and hoping they can pull off some kind of loan modification. But I doubt they will reduce their interest. That would not be in their... interest.

Not sure, it's generally in a banks interest to keep receiving money, rather than try to sell off your house in this market. Have a go. I'm sure you've already looked into it but there may be federal loan relief programs you can tap into as well.

As for your car - Kyle went through the same thing I guess. Machinery rarely appreciates in value so there's little point in paying interest to a bank to own some

Congratulations!
You should have called me to let me know that you were in the state, I would have come up to visit (or brought you down here for a day or two, once the work was done)!
Like yours.  Only different.

Drove down last Thursday, worked Friday afternoon, Saturday and Sunday morning. Wasn't where it was supposed to be (it was FW Botanical Garden vs. FW Zoo) wasn't as much money as it was supposed to be ($2200 vs $5000 I was promised) and the federal laws regarding back flow protection and cross-connection control are enforced differently in the Republic. No time for fun, but thanks Luke.

Joy: Yes to beer and anal. Come to the MD Faerie Fest this Sat. Beer is on me.

Nick: That is Obama's next target: People who are losing their homes and do not qualify for other relief. We'll see what he can shove through congress. I just found out today that homes are still selling in my 'hood for $230K so I may put a new roof on it, new siding and sell it, apparently I have some equity.

Sasha: Can I just put up some pilasters and a lintel of Celtic knot work carved in sacred oak?

Mosh: Nah. Fuck B-more. We'll spit roast Thrash in Jax.

Unless your area is about to hit 30% unemployment I wouldn't sell your place.

I'd get out of Glen Burnie while the soft slide to all of the drug trade moving out there from Baltimore is still slightly under the radar.

Re: It's A Long Way To The Top... Reply #15 on: May 14, 2009, 09:44:51 PM
there is that, I have no idea which way neighborhoods are moving.

I was just pointing out that it's generally bad to convert assets to cash in a severe downturn if you're only going to consume the cash. However, if your bank will let you switch your house while keeping the loan facility (at a lower rate!) then it's not a bad idea because you're buying in the same market.

Zoomie's ability to value add to a dwelling would be a good thing to mention to a loan manager.

Damn! I don't think I can make it. The car show is going on in OC this weekend and I don't think I can get out long enough for the trip. You know how I hate saying no to free beer and a chance for anal. Fucking busy season!

Right now Zoomie's credit rating would probably overshadow that, hence the idea of selling and buying at the same time.

PS: Thank you krapsna. And everyone else.

Emp is right, the South Balmer white trash are rolling in faster than we can put up fences and they're bringing crack and meth with them. The goal is still to move to WV but I need $25-30K to properly make that happen. So it will wait another year or two.

And my credit is just fine. A few late payments attributable to unemployment in an economic downturn. Any mortgage underwriter who wants to do his or her job will explain that away and tack 150 to my score. But since I won't likely be taking out a mortgage ever again that's not important anyway.

I need to do a siding swap on the one I'm working on too. But it's not likely I'll get to it this year. I've been stuck at the PC doing electronic design for weeks now. Aluminum to vinyl would be a big improvement. There are several small mexican crews around doing really nice stucco work in this area too. Most of the older houses around here are going that route.

Glad to see you're keeping your nose above water.

It seems like the whole "poor" element is going to be pushed out of the city.  I've seen quite a bit of developement driving through pigtown and even sandtown due to the water main break.  And there are a bunch of renovations pushing east of Guilford Rd, along with the development of the Station North area...
