People often do remodeling on their own when leasing long term.  Generally not that extensive but you never know.

The house we have rented out in the bay area for instance has been completely remodeled this past year by the current tenant who just happens to be a construction contractor. He did all the work and paid for/provided most of the materials himself. In exchange for a great deal on rent.

Krsna - I wouldn't bother fixing up a house I'm renting, but a friend of mine is redoing tile work in a house he's only renting. But I think they are getting discounted rent and they DO live in a house that's a friend of the family. Otherwise, I don't think they'd do it.

Well that was made pretty clear Mello and was what I felt was most likely from the start, but I asked from the perspective of a landlord who understands it isn't such a black and white question.

See the black microwave? that's going in the corner. Right now it's resting on top of a moveable dishwasher (a gracious gift!) that needs to be converted to an install. It'll go by the sink in a few weeks.

Zooms, I should have the kit for the dryer by then, and for the knee walls, the issue with the bar countertop is that it has to be cut and we don't have access to the tools. Any thoughts?

Tablesaw that was in my truck the entire weekend I was there. Then smoothed with a belt sander with the grain, then with an orbital sander using first 80 grit, then 150, then 220. All of which were in my truck when I was in Philly last. You just gotta ask.

Zooms, the connection leaks in the (new, sweetass) faucet, it's where the rubber pipe meets the connection (for the sprayer), not where the connection meets the sink.



Detroit plans to cap it tomorrow and remove the sprayer hose until we can figure out whats happening. Any thoughts?



Everyone else - I made curtains today! This is mainly for 13chemicals since I think she'll dig the fabric.

For the leaky sprayer go to lowe's home depot, or whatever and get some teflon tape. Wrap a few layers around the threads of the end of the hose the sprayer attaches to, then test it. If it still leaks, add more tape and test again.

Keep doing that until the leak stops.

The hose seats on the end of the pipe with a rubber gasket. Take a file to the end of the pipe and smooth it down, make it nice and smooth and flat and it will seal.
It's probably a little ragged.
